SoHo Broadway Retail: High occupancy rate is evidence of SoHo’s continued status as a top shopping corridor

Over the course of 2024, retail occupancy in the SoHo Broadway district remained fairly steady, ranging from 82% to 85%. The year ended strong, with an occupancy rate of 85% and vacancy rate of 15% as of December 9th, the date of our final quarterly retail survey.

Trends

• Occupancy rates increased in 2023 to pre-pandemic levels (from 77% to 84%) and remained high in 2024: 84%-85% throughout the year, with a slight dip to 82% in September. 
• SoHo Broadway remains dynamic: 25 new stores opened, 19 stores closed, and 2 stores relocated within the district in 2024. This is a slight decrease from the number of new stores in 2023 (28 new stores, 16 stores closed, and 3 relocated), but more stores had to open in 2023 to catch up to current occupancy levels.  
• 7 stores are coming soon as of the end of 2024, compared to 3 stores at the end of 2023.  

Stores that opened in 2024

An additional seven storefronts have been leased to retail businesses and are coming soon: Broadway Food Court, Calvin Klein, Capital One Café, Madewell, Pop Mart, Princess Polly, and Urban Revivo.

We hope to see these positive trends continue during 2025.
